Our Grout Sealing Experts Greatly Improved the Appearance of This Office Building's Restroom Areas in Atlanta, GA
March 30, 2019
Recently, a group of business owners from an office building in Atlanta, GA contacted us because they felt the restroom areas in the property needed a touch-up. It had been a while since the restrooms had been professionally serviced, so the floors were in bad shape. For the most part, the tiles were in good condition, but the grout lines were severely cracked and stained. Fortunately, it wasn't anything our Atlanta grout sealing experts couldn't solve.Every restroom had small-tiled light flooring. While it's true that this type of design can make small spaces appear much wider, there's a major downside to it – the grout lines. If the grout is dingy, it can make the entire floor look dirtier than it is. Overall, the floors had dirt buildup on the tiles and grout due to heavy foot traffic. There were some areas where the grout lines needed to be replaced because they were heavily deteriorated.
Luckily, there weren't any major issues with any of the floors we were asked to restore; they just needed a deep, professional cleaning and sealing service. Additionally, we would scrape out the damaged grout lines and replace them with our high quality epoxy grout. These procedures would ensure the floors remained in top condition until the next maintenance session.
We started the restoration process by soaking the floors with our proprietary pH-neutral tile and grout cleaner. This cleaner is safe for tile and grout. It also contains ingredients that not only can help inhibit the growth of harmful microorganisms for an extended period of time after it has been applied, it also helps inhibit the growth of bacteria, mold, mildew, and many others. We let the cleaner sit for a couple of minutes to loosen the soil that had adhered to the surfaces. Next, we used a high-speed scrubber to thoroughly remove the grime from the tiles and the grout. We also used a steam cleaner to remove the most stubborn dirt.
Once we finished cleaning the restroom floors, we inspected the grout lines to determine which ones needed to be replaced. We then scraped out the worn-out grout and performed the necessary repairs with StainMaster epoxy grout. While it appears to look like other types of grout, StainMaster isn't porous like most cement-based grout mixes. This type of grout won't crack, dry out, peel, and is resistant to many external agents. After we finished re-grouting the fixtures on the floor, we moved on to the final step, the sealing procedure.
To seal the grout lines on every floor, we used our flagship sealant, ColorSeal. This is a thick water-based acrylic sealer that closes off the grout's pores and restores its color. In this case, the customers chose light hue to match the color of the tiles. We assured them ColorSeal would not only even out the color of the grout throughout the floors, it would also protect the grout lines against stains, spills, mold, mildew, among others.
When we finished, we showed the clients the results. They were very pleased with the outcome. They said their floors looked brand-new once again. They thanked us and promised to call back for maintenance next year.
Before we left, one of our customers asked if she could show us the cleaning products the janitors used to clean the floors. After checking the products, we noticed most of them were acidic. We explained to the client that these cleaners shouldn't be used regularly because they can contribute to the deterioration of the grout lines. It's best to clean the floors once a week using a pH-neutral cleaner like Sir Grout's Natural Hard Surface Cleaner, which is safe for tile and grout. After our explanation, the client spoke to the other business owners. After a brief discussion, they decided to start using our cleaner for regular maintenance.
We also gave them some additional tips for keeping the floors looking great. First, we recommended keeping the restrooms ventilated and cleaning spills as soon as possible. This will help them avoid dirt build up. Second, we advised them to call us right away if there are any problems. Leaving any kind of surface damage unattended can lead to unnecessary expenses, so it's best to address these issues as soon as possible. Third, we suggested staying away from store-bought products to preserve the grout lines. Should they keep these tips in mind, the floors will stay fresh until our next visit.
